Create Your Portfolio
Click your name (top right) โ "New Client Portfolio". Name it clearly: "My Properties 2025" or "Smith Family".
Enter Each Investor's Income
Enter the annual taxable income for each active investor. This sets their marginal tax rate used across all calculations โ negative gearing, CGT, tax return.
Set Age & Retirement Target
Enter current age and target retirement age for each investor. PropRetire auto-calculates your projection horizon (e.g. age 45, retire at 60 = 15 years).
Enter Super Balance & SG Rate
Enter each investor's current super balance and employer super rate (default 12%). Used in SMSF projections and the retirement pot calculation.
Set Annual Living Expenses
Enter annual household expenses โ rent, groceries, utilities, transport, insurance, education, entertainment. These are annual figures that drive your cashflow surplus and FD Simulator.
SMSF Contributions (Optional)
Enter extra concessional (pre-tax, up to $30k cap) and non-concessional (post-tax) super contributions. Reduces tax and grows your retirement balance.
Bulk Import via Excel
Fastest option: click "โฌ๏ธ Download Template", fill in Investors + Household & Goals + Properties sheets, then click "๐ฅ Import Excel". All three sections load in one click.
Add Each Property
Click "+ Add New Property" and enter: address, purchase price, current value, weekly rent, current loan, interest rate, and ownership structure.
Choose Correct Ownership Structure
Set Personal, Investment, Company, Trust, or SMSF for each property. This drives the tax rate and CGT treatment. Wrong structure = wrong numbers everywhere.
Enter Annual Expenses Per Property
Council rates, insurance, repairs & maintenance, agent/mgmt fees (%), depreciation (from QS report), land tax (from your state revenue notice).
Set Portfolio-Wide Growth Rate
Find the Capital Growth Assumption widget in My Portfolio. Choose Conservative (5%), Moderate (7%), or Optimistic (9%). This single rate applies to ALL projections, retirement pot, and Performance tab.
Set Cash Savings / Buffer
In the ๐ก Surplus Parking Strategy widget, enter your starting cash savings. This is your general household savings for retirement projections โ not the same as a property's offset account.
Check Borrowing Power
Open ๐ฆ Borrowing Power to see your maximum borrowing capacity based on combined incomes, debts and living expenses. Know this before searching new properties.
Review Property Projections
Expand each property card in My Portfolio. The projection table shows after-tax cash flow year by year โ rent +3%/yr, expenses +3%/yr, P&I repayments correctly recalculated. The header figure and table total always match.
Performance Leaderboard
The ๐ Performance tab ranks properties by Return on Equity. Shows True Acquisition Cost & ROI, and the Hold vs Sell & Redeploy matrix โ all using the same accurate after-tax year-by-year projections.
Stress Test Your Portfolio
The โก Stress Test shows portfolio cashflow at +0.5% to +3% rate rises. P&I repayments are correctly recalculated at each stressed rate. Base cash flows match the Portfolio tab.
Search & Analyse New Properties
Click ๐ Search Property โ type a full Australian address and select from the dropdown. Never press Enter. This loads live Google Maps data and unlocks all analysis tabs.
Enter Financials in Calculator
In ๐งฎ Calculator, enter purchase price, weekly rent, loan, rate, deposit and ownership structure. All analysis tabs (CGT, Overview, Stress Test) update instantly.
AI Analyser & Strategy
๐ค AI Analyser uses Claude AI to analyse this property. ๐ง AI Strategy analyses your entire portfolio and suggests improvements โ concessional top-ups, selling underperformers, structure optimisation. General information only โ not financial advice.
Tax Return Working Sheet
The ๐งพ Tax Return tab generates a per-property working sheet for your tax return preparation โ rental income, deductions, depreciation, and net rental income or loss.
View Total Retirement Pot
Scroll down in My Portfolio to see the Total Retirement Pot โ Property Proceeds (after CGT & loan) + Savings/Surplus + Interest Saved (Offset Strategy) + SMSF balance. Adjust projection years to model different horizons.
Set Monthly Income Target in FD Simulator
Enter your target monthly income in retirement (e.g. $10,000/mo). The FD Retirement Simulator shows year-by-year how long your corpus lasts as living costs grow with CPI.
Model "What If" Scenarios
Change the projection years, adjust the growth rate widget, or add/remove properties to see how decisions affect your retirement pot. E.g. "Sell Property A at year 5 vs year 10?"

Use your PropRetire model as a prepared briefing when meeting your financial adviser. You'll have concrete numbers and clear scenarios rather than starting from scratch.

โ Common Mistakes
- Don't skip the Investors tab โ all tax calculations will show $0
- Don't leave fields at defaults (amber highlights) and expect accurate results
- Don't type an address and press Enter โ select from the dropdown only
- Don't put properties on the wrong ownership structure โ wrong tax applies
- Don't confuse Cash Savings / Buffer with property offset accounts
- Don't look for capital growth on individual property cards โ it's portfolio-wide
- Don't enter monthly expenses in annual fields (or vice versa)
- Don't forget depreciation recapture in CGT when selling
- Don't treat AI Analyser or AI Strategy responses as financial advice
