Advisers: create one portfolio per client. Each is fully independent.

Phase Two
Set Up Investors โ€” Do This First

This is the most critical setup step. Every tax calculation, CGT figure, negative gearing benefit, and retirement projection uses investor data. Do this before adding properties โ€” all fields start at $0 and tax will show incorrectly otherwise.

Enter Each Investor's Income

Enter the annual taxable income for each active investor. This sets their marginal tax rate used across all calculations โ€” negative gearing, CGT, tax return.

For a couple, toggle on Investor 2 and enter both incomes for the correct weighted tax rate.

Set Age & Retirement Target

Enter current age and target retirement age for each investor. PropRetire auto-calculates your projection horizon (e.g. age 45, retire at 60 = 15 years).

Enter Super Balance & SG Rate

Enter each investor's current super balance and employer super rate (default 12%). Used in SMSF projections and the retirement pot calculation.

Extra employer contribution % = any employer contribution above the mandatory 12%.

Set Annual Living Expenses

Enter annual household expenses โ€” rent, groceries, utilities, transport, insurance, education, entertainment. These are annual figures that drive your cashflow surplus and FD Simulator.

Enter extra concessional (pre-tax, up to $30k cap) and non-concessional (post-tax) super contributions. Reduces tax and grows your retirement balance.

Build Your Portfolio

Add your existing properties here. The My Portfolio tab is your home base. Once added, the dashboard shows combined value, equity, cashflow, and your retirement estimate.

Add Each Property

Click "+ Add New Property" and enter: address, purchase price, current value, weekly rent, current loan, interest rate, and ownership structure.

Fields highlighted in amber are still at default values โ€” update them for accurate figures.

Choose Correct Ownership Structure

Set Personal, Investment, Company, Trust, or SMSF for each property. This drives the tax rate and CGT treatment. Wrong structure = wrong numbers everywhere.

Investment = personal marginal rate (negative gearing). SMSF = 15% tax. Company = 25โ€“30% flat. Trust = distributed to beneficiaries.

Enter Annual Expenses Per Property

Council rates, insurance, repairs & maintenance, agent/mgmt fees (%), depreciation (from QS report), land tax (from your state revenue notice).

Land tax is NOT auto-calculated โ€” enter the actual figure from your state revenue office notice.

Set Portfolio-Wide Growth Rate

Find the Capital Growth Assumption widget in My Portfolio. Choose Conservative (5%), Moderate (7%), or Optimistic (9%). This single rate applies to ALL projections, retirement pot, and Performance tab.

In the ๐Ÿ’ก Surplus Parking Strategy widget, enter your starting cash savings. This is your general household savings for retirement projections โ€” not the same as a property's offset account.

Property offset accounts reduce interest on a specific loan. Cash savings here is your general buffer used in retirement calculations.

Expand each property card in My Portfolio. The projection table shows after-tax cash flow year by year โ€” rent +3%/yr, expenses +3%/yr, P&I repayments correctly recalculated. The header figure and table total always match.

Stress Test Your Portfolio

The โšก Stress Test shows portfolio cashflow at +0.5% to +3% rate rises. P&I repayments are correctly recalculated at each stressed rate. Base cash flows match the Portfolio tab.

Rule of thumb: ensure your whole portfolio can survive a +2% rate rise before committing to a new purchase.

Enter your target monthly income in retirement (e.g. $10,000/mo). The FD Retirement Simulator shows year-by-year how long your corpus lasts as living costs grow with CPI.

Try a conservative 3.5% FD rate and 5% CPI for a worst-case scenario.

How Key Calculations Work

Cash Flow (After Tax)
Year-by-year: rent +3%/yr, expenses +3%/yr, P&I repayments using remaining loan term. Tax: personal marginal rate (investment/trust) or entity rate (SMSF/Company). Same calculation on property card, Portfolio tab, Performance tab, and Stress Test.
Investment / Trust Tax
Personal marginal rate (weighted across investors). Negative gearing = tax saving on net rental loss after depreciation. Does NOT use an entity-level rate like SMSF/Company.
Portfolio Value
โœ“ user-entered current value, or โ‰ˆ estimated as price ร— (1 + growth%)^years. Growth rate comes from the Capital Growth Assumption widget.
Capital Growth Rate
Set portfolio-wide in My Portfolio tab. Applies to: projections, retirement pot, Performance tab, Hold vs Sell, Model Estimate on property cards. NOT set per-property.
Retirement Pot
Property Proceeds (after CGT & loan) + Savings/Surplus accumulation + Interest Saved from offset strategy + SMSF projected balance at retirement.
Stress Test Rate Impact
Base cashflow from Portfolio tab (accurate cascade tax). Rate rise impact: calcPropertyDetail at stressed rate minus base rate โ€” correctly recalculates P&I annuity at new rate.
Land Tax
User-entered from their state revenue office notice. Not auto-calculated. Grows at 3%/yr in projections. Enter actual figure from your annual notice.
Hold vs Sell Cashflow
Uses same year-by-year calculation as property card projection. Not a flat Year 1 ร— years estimate. Outlook: 5, 10, 15, 20, 25yr or to retirement.
